Biography
I began practicing law in 1990. Prior to beginning my career, I attended UCLA from 1983-1987 with a B.A. in History. I then attended the University of California College of the Law San Francisco from 1987 to 1990. I have also been a licensed California Real Estate Broker since 1996.
My main practice areas include Probate and Trust Administration, and full-service Real Estate attorney and broker services. I have brokered hundreds of real estate transactions throughout the Bay Area since 1996.

- Q. How can I access my deceased brother's storage unit in California?
- A: If you have the legal right to inherit personal property, like money in a bank account or stocks, and the estate is worth $184,500 or less, you may not have to go to court to have the property transferred to you. You may be able to use a Small Estate Affidavit to have the property transferred to you. You give this Affidavit to the person, company, or financial institution (such as a bank) that has the property so that they can legally transfer it to your name.
- Q. How can my mom access her late husband's assets in CA without a will or probate?
- A: If you have the legal right to inherit personal property, like money in a bank account or stocks, and the estate is worth $184,500 or less, you may not have to go to court to have the property transferred to you. You may be able to use a Small Estate Affidavit to have the property transferred to you. You give this Affidavit to the person, company, or financial institution (such as a bank) that has the property so that they can legally transfer it to your name. If assets are in excess of $184,500, then a petition for probate should be filed. Good luck with this.
- Q. Can I use inherited money to help daughter's mortgage in CA?
- A: This is a tax question. Gifts of cash can trigger a gift tax and require the filing of a gift tax return according to the IRS website. One possibly end around may be for the inheritance to pass directly through to your daughter. I would consult with a tax adviser and the estate attorney regarding these options.
