Biography

I am a NY attorney whose practice focuses primarily on real estate matters including, but not limited to, residential purchases and sales, financing, commercial lease review, landlord-tenant matters, entity formation, estate sales, and 1031 exchanges, as well business law, and estate planning, estate administration, and elder care law.

I have conducted several "new homebuyer" seminars in Manhattan and pride myself on the ability to get the desired result for my clients even when faced with complex issues and difficult and adversarial attitudes from other parties involved in a transaction.

I am the founding member and the Managing Attorney of The Deemer Law Group, PLLC, admitted to practice in the State of New York.

Prior to founding The Deemer Law Group, PLLC, I was a founding member and Managing Member of Abrams Deemer PLLC.

And prior to forming Abrams Deemer PLLC, I was Of Counsel to Russo & Burke in Manhattan and a Senior Associate at Mavrides, Moyal & Associates LLP.

I earned my B.A. from the University of Michigan in 2003 and my J.D. from New York Law School in 2009. I was admitted to practice in New York in 2011.

Q. I live in a 50 unit apartment building I was charged a broker fee but I found the apartment & the Managment company gave
A: It depends on whether it was an application fee or a brokerage commission. Landlords and its managing agents are able to charge application fees. However, they can not charge you a brokerage commission unless it is disclosed, you agree in writing to pay such brokerage commission, and the broker was responsible for consummating the transaction between the landlord and new tenant. Further, any person/entity claiming a brokerage commission must be a licensed broker.
Q. I entered into a contract with a company to sell my property to them but have not heard back. What are my options?
A: Yes, you can. Your first option is to serve them a Time of the Essence ("TOE") notice, which gives them the 30 days to close. Your next option, is to sue them for specific performance which would force them to close per the terms of the contract.
