Q. My mom passed away with no will she lived with her boyfriend in his house . my children are also being raised there.
A: Under the laws of intestate succession, you and your brother are the only heirs entitled to share in her belongings, regardless of whether those are in her boyfriend's house, if she had no Will or Trust.
Q. In LA county how long does a probate sale of a condo typically take from time of accepted offer to close of sale?
A: It really depends on whether you have Independent Authority to sell the condo without court confirmation. Once it is sold, then you should be filing a Final Account (unless waived) and a Petition for Final Distribution. If the attorney is not answering, then consider finding new counsel, or show up at the attorney's office.
